Services
Two kinds of building.
Two clear scopes.
Commercial venues run on service hours. Strata work centres on common property, residents and council priorities.
Commercial venues
Built around your service hours.
Restaurants, pubs and clubs. After-hours or closed-day scheduling by arrangement. Caretaker packages are not offered to commercial venues.
Facility maintenance & punch lists
Doors, hardware, wall damage and fixtures. Work through a clear list, agreed with the owner or general manager.
Painting, finishing & carpentry
Interior touch-ups, painting, shelving, millwork and fittings, with protection for the surrounding space.
Hospitality remodels
Interior upgrades to dining rooms, bars and back-of-house areas. Scope, access and scheduling agreed before work begins.
After-hours janitorial
Front-of-house floors, washrooms, glass and guest paths after close. Kitchen hoods, grease traps and specialist kitchen cleaning are outside this scope.
Venue snow services
Guest entries, staff doors and waste paths. Clearing areas, ice-control requirements and attendance windows are confirmed in the site agreement.
Residential strata
Common property.
Consistent attention.
For townhouse and apartment strata. No in-suite work without a written work order. No resident disputes, bylaw enforcement or live-in caretaker coverage.
Common-area caretaking
Lobbies, corridors, stairs, entry glass and amenity spaces. Visit frequency and tasks are agreed with the property manager or council.
Grounds & common-property repairs
Walks, bin-pad areas and parkade edges, plus light repairs to closers, weatherstripping and common-area hardware. Full parkade cleaning or line painting requires a separate scope.
Council-ready reporting
Visit logs, photos and condition notes to support property-manager and council records. Additional work is agreed before it begins.
Strata snow services
Mapped sidewalks, entries and agreed common-property routes. Snow placement and ice-control areas are settled in the site agreement.
Agree the details before the season.
Snow and recurring service arrangements begin with a walk-through. Frequency, triggers, response windows, exclusions and pricing belong in the written quote and site agreement.
Work requiring a permit, engineer or licensed trade is identified separately. Roof snow removal, fire-system certification and full-lot plowing are not included in the standard scope.
